Located just southeast of where the Poudre River runs under Overland Trail, Poudre Overlook is a small enclave of modern, craftsman style homes built by PLS Homes between 2004 and 2008. A unique master planned community called Bucking Horse is being proposed for a 160 acre tract near the Sidehill neighborhood (northeast of Drake Road and Timberline Road). In addition to single family housing and townhomes, developer Gino Campana of Bellisimo, Inc. has proposed an artisan village of “healthy” retailers called Jessup Farm with a winery, farmer’s market, cheesery, bakery, coffee roastery, microbrewery, farm-to-fork restaurant, bicycle shop, and yoga studio. Campana plans to rehabilitate the 128-year-old Johnson Farm and Jessup Farm buildings currently located on the tract, maintaining their historical charm as an important aspect of the development.  The proposed project will also provide a variety of public community spaces including a horse arena, community gardens, green spaces and trails throughout the development. The overall aim for the project is to promote community living and a healthy lifestyle for residents and visitors alike.

South College Heights is a neighborhood popular with home buyers who are drawn to Old Town Fort Collins but need more square footage at an affordable price and don’t want to sacrifice on location. South College Heights fits the bill beautifully. It’s still within easy biking distance to Old Town Fort Collins; just hop on Stover Street for a pleasant ride with light car traffic. Some argue South College Heights is more convenient than Old Town because of it’s proximity to grocery stores like Whole Foods, Sprouts Market and other bigger box shopping conveniences. Not to mention that the neighborhood is a mere 1.5 miles from the Colorado State University campus. You’ll also enjoy easy access to Spring Park which includes two ball fields, a sport field, playground and picnic shelter. From there you can hop on the Spring Creek Trail which winds nearly 7 miles through many mid-Fort Collins parks and ends at the expansive Spring Creek Park and Pineridge Natural Area.
