University Acres, Fort Collins Neighborhood

Located southwest of the intersection at Lemay Avenue and Elizabeth Street, the central Fort Collins neighborhood of University Acres provides the convenience of Old Town Fort Collins at a lower price per square foot. The neighborhood site, originally an 122 acre experimental farm owned by Colorado State University, was sold to real estate entrepreneurs Lewis & Mae Tiley and their son Bill in 1957. The Tiley family together with Everitt Companies developed the University Acres subdivision between 1959-1973, naming the streets after former Colorado State University presidents Edwards, Ellis, Green, Lory, Morgan, and Newsom. In this neighborhood two story, split-level, and ranch style homes are all represented, most include an attached 1 or 2 car garage. University Acres’ towering trees and its large 0.2 to 0.3 acre lots add to the neighborhood’s appeal. Homes for sale in University Acres are typically listed between $200,000 and $360,000.

University Acres could not be placed in a more convenient location. Downtown Fort Collins and Colorado State University are just a quick bike ride away. Two of the neighborhood’s schools, Laurel Elementary and Lesher Middle School, are within walking distance, as is Poudre Valley Hospital which lies on the eastern border of the subdivision. Southeast of University Acres is the expansive 65 acre Edora Community Park which includes lighted ball fields, lighted tennis courts, a basketball court, sport fields, an 18 hole frisbee golf course, skate park, a playground, 3 picnic shelters, and the Edora Pool Ice Center (EPIC) which offers ice skating and aquatics activities. The Spring Creek Trail passes through Edora Park and on to several other mid-Fort Collins parks.

As of 2013, the University Acres subdivision is 84% owner occupied and 16% tenant occupied. Twenty homes were sold in this neighborhood in 2013 with a median sale price of $257,000.
