Summer 2024 NOCO Real Estate Market Update

The median price for a home in northern Colorado is 2.4% higher than this time last year.
The number of homes for sale is up 40% which is great news.
inventory is finally back to pre pandemic levels which is awesome.
Buyers have more choices then they’ve had in the last 4 years!
We’ve got about 200% more inventory than we did in July of 2021.
It currently takes about 41 days for the average home to go under contract.
But, the average home still gets about 99.5% of list price so I definitely wouldn’t call it a buyer’s market, but buyers do have more options and there are fewer bidding wars then we’ve seen in the last 4 years.
