University Acres Homes for Sale Located southwest of the intersection at Trilby Road and College Avenue, Ridgewood Hills is a family-friendly neighborhood with cul-de-sac streets and 10+ acres of irrigated, landscaped green space and paved walking trails. Developed between 1996 and 2005, the subdivision offers a variety of home styles including ranch style, two-story, and split-level homes most with an attached 2 or 3 car garage. Lots range in size from 0.09 to 0.53 acres with the median lot size of 0.17 acres. Townhomes and maintenance free patio homes (Commons at Ridgewood Hills) are also present in the community. Homes for sale in Ridgewood Hills are typically listed between $220,000 and $450,000. Townhomes and patio homes for sale are listed between $125,000 and $230,000

Ridgewood Hills offers a rural suburban feel with plenty of amenities conveniently located just minutes from big box shopping on Harmony Road. The HOA maintains the neighborhood green space, walking trails, community clubhouse, 25 meter swimming pool, basketball court, and fenced playground. Coyote Ridge Elementary is centrally located with the neighborhood boundaries making it easy for parents to walk their children to school. Next to the elementary school is the Fort Collins’ Homestead Community Park. The neighborhood is bordered by open natural space on two sides. The Colina Mariposa Natural Area, named for its diversity of butterflies, lies to the west. In addition to butterflies, the natural area is home to many species of raptors including bald eagles. Colina Mariposa Natural Area currently has a 1 mile soft surface walking trail to enjoy with more trails to come in the future. To the south of Ridgewood Hills lies the 600 acre Long View Farm Open Space, a working agricultural operation maintained Larimer County and used primarily for growing wheat.

As of 2014, the Ridgewood Hills subdivision is 91% owner occupied and 9% tenant occupied. Sixty-seven homes were sold in this neighborhood in 2013 with a median sale price of $285,000.
