Fossil Lake Ranch Homes for Sale Adjacent to the Fossil Creek Reservoir Natural Area, Fossil Lake Ranch is a highly regarded Southeast Fort Collins neighborhood located near the intersection of Kechter Road & Zeigler Road. It offers a variety of housing options including single-family homes, estate homes, patio homes, townhomes, and loft-style condos. Developed by Everitt Companies starting in 2000, a variety of premier home builders are represented in Fossil Lake Ranch including KEM, Liberty, Stoneybrook, Stonefield, and Jamestown, among others. The neighborhood is predominately composed of large single-family homes, most with 4 to 5 bedrooms and 2,000 to 5,000 finished square feet. These homes, which sit on 0.15 to 0.3 acre lots, are typically listed between $390,000 and $700,000. The south end of Fossil Lake Ranch features estate homes on larger lots ranging from 0.3 to 3 acres. Many of the houses in this prestigious area back to green space and are typically priced between $700,000 and $1,250,000. While the neighborhood is nearly built to capacity, a few estate lots and new construction options are still available–including new construction loft-style condos which are currently available through Landmark Homes.

Fossil Lake Ranch provides its residents with many opportunities for outdoor enjoyment. The neighborhood walking paths, gazebo, park, and beautiful “Ranch House” clubhouse are all wonderfully maintained by the home owners’ association. Behind the clubhouse lies the neighborhood’s junior Olympic-sized swimming pool with an adjacent toddler pool. The 810 acre Fossil Creek Reservoir Natural Area, located on the southern border of Fossil Lake Ranch, was deemed an “Important Bird Area” by the National Audubon Society in 2001 and is home to 163 bird species including the bald eagle, great blue heron, and great horned owl.

Fossil Lake Ranch is conveniently positioned within an equal distance to both Fort Collins and Loveland and is less than 2 miles from I-25. The neighborhood is uniquely located within walking distance to three award-winning schools: Zach Elementary, Kinard Middle School, and Fossil Ridge High School. A short drive north on Ziegler Road lands you at the Front Range Shopping Center which is sure to suffice all of your everyday shopping needs with Super Target, Sprouts Farmers Market, Lowes, World Market, and Staples, among others. The Council Tree Public Library, located within the same shopping center, is a great resource for books, movies, music, and more.

As of 2013, the Fossil Lake Ranch subdivision is 95% owner occupied and 5% tenant occupied. Forty-nine single-family homes and twenty-two condos were sold in this neighborhood within the last year.
